Design Phase/Programming Phase
During programming, we institute controls and procedures for the project development process. We assemble data; review studies and budgets, and analyze contract commitments. Schematic Design Phase

As the design efforts begin, we work with the design team to increase the value of the project for the money spent. Design Development Phase

Construction Documents Phase

We continue to conduct periodic reviews of the design documents to detect errors and recommend improvements. We also review the design for constructability and ease of interpretation, and we continue to manage all project consultants, schedules, and contracts. We begin to coordinate the bidding or negotiation of the construction contract utilizing strategies that are the most advantageous to the owner.

Procurement Phases

We manage all procurement activities in conjunction with the design team. We assemble and administer the contract drawings and documents. Based on our unique approach to the Tribes Program, there will be more than one procurement phase. To enhance competition, we also issue final reminders to potential contractors and suppliers prior to bid dates.

Construction Phase

Construction Process
As work begins in the field, we assign our professionals to the sites. We administer and oversee all construction, while maintaining all accounts, records, logs, and reports in our management information systems. We manage quality control inspections, review safety programs, and analyze schedule and cost alternatives.
